The short answer.

For a real estate agent, team or brokerage buying implementation, the setup invoice is only one part of the budget. Separate the work of configuring your account from the software subscription, the cost of using it and any additional work you choose.

HomePage.Studio’s core GoHighLevel setup is US$1,500 one time for a fresh account. Nothing is due upfront; payment is due when setup is complete. There is no monthly HomePage.Studio fee for this core setup. HighLevel subscriptions, calling, messaging, AI and other usage charges are separate. That is a setup price, not an all-inclusive first-year operating cost. Use the worksheet below before choosing a subscription or comparing implementation quotes.

What the US$1,500 core setup covers

The agreed real estate workflow is the starting point. Core configuration covers CRM contacts, opportunities and pipelines; lead assignment and alerts; follow-up and nurture; AI qualification with human handover; AI calling within the agreed workflow and available account capabilities; transaction tracking; supported website and ad connections; and tracking and reporting.

For a single agent, the scope discussion starts with buyer and seller enquiries and who handles the next step. A team also needs clear assignment rules. A brokerage needs its roles, routing, workflows and reporting requirements scoped before work begins. These are scoping questions, not a promise that every complex requirement fits the core price.

Your existing website can remain in place. We assess the lead sources, access and supported connection methods before agreeing what can be connected. Not every IDX, property portal or other software integration is supported. Use our existing-website connection checklist to prepare the source list.

The annual figures are the vendor’s listed annual prices, not twelve monthly payments. Confirm current checkout terms and charges before purchasing. These are reference prices, not a plan recommendation or a complete operating budget. HighLevel separately identifies usage-based charges and optional add-ons. Its real estate product overview describes software capabilities; that does not make every advertised capability part of our implementation scope.

Confirm requirements before selecting a plan

Do not choose a plan solely because its name sounds appropriate for an agent or brokerage. Write down:

  • The account structure, people and permissions you need.
  • Each actual enquiry source: for example, your buyer enquiry form, seller valuation form and supported ad lead source.
  • The required assignment, follow-up, human handover and reporting behavior.
  • The connection method each source needs, including any API or third-party dependency to verify.
  • The channels and AI functions you intend to use, and the expected usage.
  • Who will own billing, routine changes and support after handover.

Have those requirements checked against the current plan capabilities and the implementation scope before committing. A public plan-price table cannot establish that a particular plan supports your business.

A first-year budget worksheet

Use a twelve-month period and one currency. For each line, record the amount, its source or quote date, who pays it and whether it is confirmed. Unknown costs remain unknown until checked; do not enter zero just to finish the total. Mark an item “not selected” only after making that decision.

  1. C — Core setup: US$1,500 for the current fresh-account offer.
  2. P — Platform subscription for the year: either twelve monthly payments at the confirmed rate or the confirmed annual charge. Do not include both.
  3. U — Usage for the year: add the forecast cost for each of the twelve months, covering the communication and AI charges you expect to incur.
  4. A — Additional implementation: total the quoted one-time additions you actually select.
  5. R — Recurring support and add-ons: total the selected support and recurring extras over the year. Exclude anything already counted in P or U.
  6. O — Other provider costs: include necessary third-party or connection charges not counted elsewhere.
  7. T — Applicable taxes: confirm the relevant amounts and avoid adding tax twice to tax-inclusive quotes.

First-year budget = C + P + U + A + R + O + T.

For usage, split your forecast by channel and month. Record the expected billable quantity and current applicable rate, then account for any separate fixed charges. Have the provider’s billing units checked: a conversation, a message and a billed unit are not automatically the same thing. Model a busier period, such as increased enquiry handling around an active listing campaign, separately from a quieter month. This is a budgeting method, not a claim about typical real estate usage.

The worksheet also helps compare cash timing. Record when each payment is due: core setup on completion, the chosen platform billing schedule, and the terms of each additional quote. An annual subscription changes payment timing as well as the subscription amount.

Illustrative subscription-plus-setup subtotal — not a quote

Suppose, only after a requirements check, the current Starter plan were confirmed suitable. For twelve full monthly payments, its subscription component would be:

12 × US$97 = US$1,164.

Adding the current core setup gives US$1,500 + US$1,164 = US$2,664.

With the listed annual billing option instead, the corresponding subtotal would be US$1,500 + US$970 = US$2,470. The difference between those subscription billing options is US$194 over the stated twelve-month period.

Neither subtotal is your total budget. In both cases, U + A + R + O + T still need to be resolved and added where applicable. Their values have not been set to zero. The example assumes no promotional or trial adjustment, no plan changes and the displayed rates for the full period. It does not recommend Starter, guarantee eligibility for a rate or predict your usage.

For a later year, remove the completed one-time setup from the formula only if it will not recur. Recheck renewal rates, usage, support and any new work; do not assume the first-year subtotal is the renewal cost.

What needs a separate quote?

The current core offer does not include custom WordPress websites and landing pages, agent attraction, custom appointment calendars, AI reputation management, an AI blog builder, social media and content tools, or neighborhood farming sequences. These are separately scoped and priced additions. Pre-built lead-capture funnels are not part of the core setup. Website packages and optional monthly marketing services are separate purchases.

Existing-account work also needs assessment. The core offer begins with a fresh account; migration, repair or adapting an existing configuration is not automatically included. Describe the current account and desired changes before using the core price as your budget.

Do not count software features as implementation deliverables. For example, a vendor may offer calendar functionality while custom appointment-calendar setup is a separately priced HomePage.Studio addition.

Compare two quotes on the same real estate requirements

Give each provider the same short brief: your buyer and seller enquiry sources, the people responsible, the required routing and follow-up, the account starting point, and the optional work you want priced. Ask each to distinguish:

  • Included configuration from separately quoted work.
  • Confirmed connections from dependencies still being assessed.
  • Setup payment from subscriptions and ongoing usage.
  • Handover from continuing support.
  • The costs included in the comparison from amounts still unknown.

Turn the budget into an agreed scope

Bring your enquiry-source list, account starting point, assignment needs, intended channels and any optional additions. We can then discuss the setup scope and the costs that need confirmation. The setup organizes and follows up with incoming enquiries; lead generation and PPC management are separate services. No lead volume or sales result is guaranteed.
